What is joint development?
In a Joint Venture the Builder and The Land Owner enter into an agreement to develop a building based on Sanctioned Plans prepared in adherence to the rules and norms laid down by the Government Authorities. The Plans conform to the combined and mutual requirements of both the parties concerned. The builder constructs the building on the Property as per the Sanctioned Plans and hands over to the Land Owner his share of the “Super builtup Area” as specified in the Agreement. The Proportion of superbuiltup area offered to the Landowner depends on the Following factors
Location and guideline value of the property
The maximum Super builtup area based on the adjoining Road Width, FSI and Plot Coverage as specified by the Sanctioning Authorities such as CMDA,Corporation,Muncipality or Panchayat as the case may be.
Material specifications of the building and the cost of construction.
